According to Rick Davidson, there are some great opportunities right now, In this video he shares with us the state of the Real Estate Market, looking back, and looking forward to 2012. I wanted to take a moment and share this with you, and give you a little bit of a Re-Cap:
The National Association of Realtors recently announced it had to revise its numbers going back to 2007, and it turns out the number of homes sold accross the country were actually down by 12.3% more than what they had reported.
Here is the good news for us at CENTURY 21: - Century 21's numbers are not made on models or predictions but on actual sales, which means Century 21 actually had over all increased market share.
- The good news for you, our customers and our economy- Nar has re-done the numbers and now is saying 2011 was 12.2 % above 2010, or 4.2 million homes were sold.
- The total inventory of existing homes for sale at the end of November fell 5.8% to 2.8 mil. Nationwide, leaving us with seven months of inventory which continues to move down towards a balanced level of 6%.
- Rates in November on average are down to 3.99 % from 4.07% in October.
All Cash sales ticked down in November to 28%, Investor sales rose 1% to 29% and First Time Buyers rose 1% to 35% overall. Foreclosures and shortsales also increased 1% to 29%.
The message for December and January
Mortgage rates continue to be historically low and it appears like we are heading into dependable growth due in part to consumer confidence. Now is the time to take advantage of the inventory out there, prices have never been better and with the mortgage rates looking amazing (the low monthly payments that you see out there now, may not be there come spring) it could be that now really is the best time to move!
